Landlords who've had enough

The rules for landlords keep changing. If you'd rather be out, I buy with the tenants in place. They stay, and you don't have to end anyone's contract to sell to me.

Portfolio owners

Selling one at a time means years of agents, viewings and solicitors. Sell the lot in one conversation, with one set of solicitors.

Inherited buildings

If you've been left a property you don't want to manage, I'll give you a straight figure and work to a timeline that suits the family.

Stuck on the market

If it's been sitting there for months, I'll tell you why I think it hasn't sold and what I'd pay. Then it's your call.

Commercial owners

Blocks, shops, offices and mixed use. I buy commercial as well as residential.

Tenants stay

If there are tenants, they stay. I take the building as it is.

You see my workings

My offer comes with the Land Registry sold prices and repair costs behind it. You can check every number.

No surprises on exchange day

If the survey finds something, you hear about it straight away, with the evidence. I don't knock the price down the week before exchange.

Nothing tying you in

No exclusivity agreement and no restriction on your title. If a better offer comes along, you're free to take it.

How you get paid

There's more than one way to sell. Pick what suits you.

Cash

A straight sale, completed as quickly as the solicitors allow.

Part now, the rest later

Some on completion, and the rest on a date we agree in writing.

Your price, paid monthly

Closer to your asking price, paid in monthly instalments. It's secured by a legal charge on the property, and both solicitors draw it up.

Your accountant can tell you which suits you best.

How it works

  1. Ring me. Tell me about the property.
  2. A straight answer. If it isn't one for me, I'll say so on that call.
  3. A written offer, with my workings.
  4. Solicitors. Yours and mine. The survey happens before exchange, and anything it finds, you hear straight away.
  5. Exchange. This is when the sale becomes legally binding, and the deposit is paid.
  6. Completion. You're paid.

It's fine to say no at any point.

If your family has a say, bring them in early. I'd rather answer their questions at the start than at the end.

Questions sellers ask

Will you pay less than market value?
Sometimes, yes. A sale with no chain, no viewings and no repairs is worth something, and that shows in the price. If you'd do better on the open market, I'll tell you.
How do I know you can pay?
Your solicitor can ask for proof of funding before you commit to anything.
What happens to my tenants?
They stay. Their contracts carry on with me as the landlord.
It needs work. Is that a problem?
No. I price the repairs in and show you how I got there.
What about capital gains tax?
That depends on your situation, so speak to your accountant before you agree anything. I'm happy to talk to them.
Are there any fees?
There's nothing to pay me. Your own solicitor's fees are yours, as on any sale.
Will you pass my details on?
No. Your details are never sold on.
